Reservations and payments

  1. Reservations can be made:
    • by phone,
    • by e-mail,
    • in person,
    • through platforms such as Booking.com or Airbnb.
  2. A minimum stay of 3 days is required – reservations for shorter periods are not accepted.
  3. A reservation is confirmed after a deposit of 30% of the total stay cost is paid within 7 days of making the reservation. Failure to make the payment will result in the cancellation of the reservation.
  4. The remaining balance and the security deposit must be paid no later than on the day of arrival, either in cash or by bank transfer.
  5. In case of cancellation, the deposit is non-refundable.

Terms of stay

  1. Check-in starts at 3:00 PM and check-out is by 11:00 AM on the day of departure, unless otherwise agreed.
  2. Early arrivals (before 7:00 AM) or late departures (after 10:00 PM) require an additional fee of 50 PLN and must be arranged in advance.
  3. The guest is required to inform the owner of the planned arrival time no later than the day before arrival.
  4. The stay begins with the handover of keys upon presentation of a valid ID and payment of the total amount due, including the security deposit.

Liability and security deposit

  1. On the day of arrival, a refundable security deposit of 1000 PLN is collected to cover any damage that may occur. The deposit is returned on the day of departure after inspection of the property.
  2. In the event of damages exceeding the deposit amount, the guest agrees to cover the additional costs.
  3. The guest is fully financially responsible for any damage caused by them or their accompanying person.
  4. Guardians are financially responsible for any damage caused by children.

Property rules

  1. Smoking is strictly prohibited inside the house.
  2. Guests are required to leave the cottage in the same condition as they found it – in particular, dishes must be washed and the kitchen tidied. Failure to do so may result in the security deposit being withheld as compensation for cleaning.
  3. The number of guests staying on the property must not exceed the number agreed upon at the time of booking. Exceeding this limit entitles the owner to terminate the rental agreement with immediate effect.
  4. Subletting or allowing third parties to use the house is strictly forbidden.
  5. Children on the property, both inside and outside, must remain under the constant supervision of their parents or legal guardians. The owner is not responsible for any injuries or damage resulting from a lack of supervision.
  6. Pets are only allowed with prior approval and are subject to an additional fee of 100 PLN per night.
  7. The heated swimming pool is open from the beginning of April until the end of September. Use of the pool is at the Guest’s own risk and in compliance with safety rules.
  8. The cottage may not be used for any illegal or inappropriate activities. It is strictly forbidden to organize events of pornographic, criminal or indecent nature.
  9. Quiet hours are in effect from 10:00 PM to 6:00 AM. Guests are expected to respect quiet hours both inside the house and in its immediate surroundings. Disturbing the peace may result in instant cancellation of the rental and loss of the security deposit.
  10. Parties and gatherings are strictly prohibited on the property. Any event causing excessive noise or increased presence of unregistered guests is not allowed. Violation of this rule will result in immediate termination of the stay, forfeiture of the deposit, and, if necessary, intervention by law enforcement.

Safety and liability

  1. The guest is required to inform the owner of any defects, malfunctions, or missing items.
  2. The owner reserves the right to enter the cottage if necessary to carry out repairs or in case of violation of the house rules.
  3. Guests use the property area at their own risk. The owner is not liable for any injuries, losses, or damage incurred during the stay.
  4. Parking on the property is unattended – the owner is not responsible for any vehicles left on the premises.
  5. In the event of unjustified use of the fire extinguisher, the guest will be charged a contractual penalty of 1000 PLN. Fire extinguishers are intended solely for use in actual fire emergencies. Using them for jokes, irresponsibly, or in any manner inconsistent with their purpose will result in the above-mentioned penalty.

Additional information

  1. In the event of severe contamination of the property (e.g., vomiting), the guest is required to cover the cost of professional cleaning in the amount of 1500 PLN.
  2. In the case of force majeure (e.g., natural disasters, strikes), the owner reserves the right to cancel the reservation and refund all payments received.
  3. Making a reservation constitutes acceptance of these terms and conditions and enters into a rental agreement.

Personal data protection

Personal data provided by the guest is processed solely for the purpose of managing the reservation, in accordance with applicable regulations. The guest has the right to access and correct their data.
